 Project Management is a variation on Design/Bid/Build. The owner contracts with a professional project management firm or individual who then acts as the owner’s representative to manage the design and construction activities. The owner still contracts directly with the architect and contractor but the contract language recognizes the presence of the project manager as an agent of the owner. The advantage for the owner is having an independent and highly skilled management representative who is focused only on the owner’s goals for success. The project manager will reduce claims, maintain cost/schedule controls, and reduce the time and expertise demands on the owner. Matrix staff offers broad experience in performing projects in a construction management role, experience that makes it possible to act as the owner's agent and manager of the entire building process. The overall benefits of the construction management approach are: Design and construction can proceed concurrently-saving time and money. The architect and general contractor can share expertise early in the design phase. This process, which controls employees, money, and materials, works directly for the owner's interest.

Design/Build is a method of project delivery in which Matrix assumes total responsibility for the design and construction of a project. This responsibility includes performing design services and construction, and in many instances, assistance with site selection. The design/build approach offers many advantages over the traditional approach of using separate companies for design and construction. These advantages translate into benefits for the customer in many areas.

The customer gains cost savings through a process called value engineering. In this process, Matrix explores ways to improve quality and reduce costs early in the project and continues to do so throughout design and construction.

Because the adversarial relationship, which sometimes occurs between the designer and contractor, is eliminated, all efforts are focused on achieving the highest quality product for the customer. Being the sole source also serves as motivation to provide the best possible project performance.

Additional benefits of the design/build approach includes timesaving’s and firm cost estimates. By combining design and construction elements, the overall time to complete the project is shortened. Also by allowing one company to handle design and construction elements, the customer can find out early in the process what final costs will be, and can count on them to remain consistent.

In the design build approach, the owner hires Matrix and Matrix is responsible for the project from start of design through completion of construction. This type of delivery system is the most appropriate where the owner does not have a complete set of design requirements and has limited financial and time resources. In the Design Build approach, the owner and Matrix reach agreement early in the process on a basic design and a Guaranteed maximum price. Matrix then proceeds to complete the design and construct the project within the Guaranteed Maximum Price. This method of project delivery allows fast track completion of both design and construction.

MATRIX specializes in the investigation and independent evaluation and resolution of all types of construction defect disputes.  MATRIX involvement in a construction defect assignment can occur any time from initial discovery of the defects through and including litigation and/or arbitration.  MATRIX basic approach to investigation of construction defects begins with a site visit, in-depth discovery and research of the project and project documents, defining dispute issues, developing a detailed inspection program, investigation of documented evidence and independent objective evaluation of the terms of the contracts in force.  A customized work plan is developed for each particular assignment that best suits the client’s needs.  A typical sequence of work is described below: 


  

Pre-Inspection 

During the pre-inspection phase, Matrixreviews all construction documents, reviews allegations, reviews and/or prepares homeowner questionnaires, establishes time of alleged defect manifestation and compiles other pertinent information. The analysis of defects and their causes and recognition of necessary repairs are aided by this preliminary document review. By obtaining copies of essential documents before inspection begins, overlapping scheduling and wasted effort (and cost) is avoided.

Inspections are usually scheduled for several days per week in order to combine and organize information obtained from inspections with photographs, floor plans, and inspection sheets, which gives the client and its counsel immediate access to information as it is discovered.
